We will recommend what needs to be done so you can get the highest return on your investment. This may include painting, flooring, plumbing, remodel, hauling, cleaning.

Pricing the property correctly is very important in today’s market. We have the experience to recommend the right price to limit vacancy periods and attract the best tenant for your property
Marketing: We will take professional photos and list your home on every major website to get maximum exposure. Zillow, Zumper, Apartments.com, Facebook, Realtor.com, Trulia, MLS Listings are some of the sites we will be posting your rental.
Recommendation on the Rental Price
Private showings for potential tenantsso we can recommend the best tenant for you. We prefer to show one party at a time so we can ask questions and better qualify them. Finding a quality tenant isn’t just finding the first person willing to move in, it is finding a tenant who will take care of your property as their own and stay there for a long period of time.
Run credit checks, background checks, check rental history, verify income of applicants.
Draft and sign lease agreement
Collect Security Depositand hold or transfer to you
Coordinate tenant move inwith the HOA.
Coordinate all repairswith our vendors or your vendor of choice. I will verify all repairs or repair requests with you under $400, or otherwise stated.
Collect rentand wire/ACH rent monthly to your bank account with a detailed monthly statement, and annual statement at the end of the year
Although unlikely, if problems arise with the tenant, we will deal with it and coordinate with an eviction service or attorney if needed
Coordinate move-outwith tenants, coordinate return of security deposit if applicable, and recommend and coordinate all repairs needed to get you the highest possible rent.
